Commercial Floor Plans That Make Space Easier to Understand.
Marketing-ready 2D and 3D floor plans for office, retail, medical, industrial, multifamily and mixed-use properties—planned around the audience, source information and how the layout will actually be used.
Photos Show the Space. A Floor Plan Explains How It Works.
Commercial prospects often need to understand circulation, adjacencies, room relationships and usable layout before deciding whether a property deserves a site visit. A clear plan gives the photo sequence context.
Leasing + Marketing
Help brokers, owners and prospects understand suite layout, room relationships and circulation across listings, brochures, websites and offering materials.
Tenant Evaluation
Help prospective tenants judge whether offices, customer areas, back-of-house spaces and functional zones align with their needs.
Planning + Coordination
Support early owner, tenant, contractor and design-team conversations before technical drawings are required.
Portfolio Documentation
Create repeatable layout records across suites, buildings or locations for internal property and facility reference.
Choose the Plan That Fits the Assignment.
The correct output depends on whether the project is primarily marketing, presentation, documentation or a more technical downstream workflow.
2D Marketing Floor Plans
Clean schematic plans with room labels and approximate dimensions for property marketing and presentation.
3D / Axonometric Views
Enhanced visual plans that help non-technical viewers understand spatial relationships more quickly.
Drawing-Based Conversion
Qualifying existing plans can be redrawn or reformatted when the source material is legible and suitable.
Matterport-Supported Plans
Matterport capture can support floor-plan and spatial deliverables when included in the commercial project scope.
Marketing Floor Plan or Technical AEC Deliverable?
They solve different problems. Defining that distinction before capture prevents a marketing plan from being mistaken for a construction document.
Marketing + Presentation Floor Plans
Best when the goal is to help brokers, tenants, investors, owners or customers understand the layout clearly.
- Property marketing and leasing presentation
- Approximate dimensions and room relationships
- 2D or presentation-oriented 3D output
- Brochures, websites, portals and pitch decks
- Not intended as signed or sealed construction documents
Scan-to-BIM / Revit Workflows
Best when architects, engineers, builders or facility teams need source data and modeled deliverables for downstream design or documentation.
- Matterport / point-cloud source workflows
- Revit or BIM deliverables by defined scope
- Requested disciplines and model detail established in advance
- Technical project requirements quoted separately
- Use the Matterport to Revit / BIM service for these projects
Useful Across a Wide Range of Property Types.
The layout questions change by property type, but the goal is the same: make the space easier to evaluate.

Questions Commercial Clients Ask About Floor Plans.
How much does a commercial floor plan cost?
Current published commercial pricing starts at $200. Multi-floor, highly detailed, drawing-conversion and other complex assignments are scoped separately.
Are LiveLayoutâ„¢ commercial floor plans architectural construction drawings?
No. Standard marketing floor plans are intended to communicate layout and approximate dimensions for marketing and presentation. Construction documents, code analysis, engineering and signed or sealed professional design services are separate.
Can a floor plan be created from an existing drawing?
Yes when the supplied source is legible and suitable for the requested result. Older, incomplete or complex drawings may require additional conversion or verification work.
Can Matterport be used to create the floor plan?
Yes. Matterport capture can support floor-plan and other spatial deliverables when included in the project scope.
Can you provide a 3D floor plan?
Yes. Presentation-oriented 3D or axonometric floor-plan views can be included when appropriate to the assignment.
What if our architect needs Revit or BIM files?
That should be scoped as a technical Matterport-to-Revit / BIM project rather than a standard marketing floor plan. Building area, requested disciplines, model detail and required outputs should be defined before production.
Can you handle large or multi-floor commercial properties?
Yes. Larger buildings, multiple floors, campuses and complex layouts can be custom scoped around access, capture method, source information and required deliverables.
Can floor plans be coordinated with commercial photography or Matterport?
Yes. When appropriate, the floor-plan assignment can be coordinated with photography, Matterport or other commercial media so the project is captured efficiently.
Tell Us What the Floor Plan Needs to Help Someone Understand.
Send the property address, approximate size, number of floors, intended use, required output, available source drawings and timeline. Pinnacle can confirm the correct commercial scope before production.
Commercial floor-plan assignments are subject to final scope confirmation. Standard marketing plans communicate layout and approximate dimensions and are not substitutes for architectural, engineering, survey, code-compliance or signed/sealed construction documents. Pricing may change for multiple floors, multiple buildings or tenant spaces, incomplete source drawings, restricted access, specialized outputs, detailed conversion work or requirements outside the published standard scope.
