Document the Loss Site. Deliver the Sketch Workflow Xactimate Needs.
Commercial Matterport capture and separately ordered TruePlan™ deliverables for restoration contractors, adjusters, property managers and claims teams that need a visual record and an Xactimate-compatible SKX sketch workflow.
Choose the Output the Project Actually Needs.
These services are related, but they solve different problems. Start with the intended audience and final deliverable—not simply the camera platform.
Reduce Manual Sketching Without Removing Professional Judgment.
TruePlan supports documentation and sketching. Adjusters, estimators, restoration professionals and carriers remain responsible for damage assessment, scope, pricing and claim decisions.
Walk Through a Fire-Damaged Property in a Live Matterport Digital Twin.
This live Matterport model demonstrates how a navigable digital twin can preserve visible conditions and spatial context after a fire. Restoration contractors, adjusters, property managers and claims teams can remotely revisit room relationships, affected areas and the broader loss-site environment instead of relying only on disconnected still photographs.
This embedded model demonstrates Matterport fire-loss documentation. It does not by itself represent an insurance coverage determination, damage scope, cause analysis or estimate. TruePlan™ is a separate Matterport deliverable and must be included in the approved project scope when required.
TruePlan Is a Specific Deliverable Built From Compatible Matterport Capture.
The digital twin, the TruePlan SKX file and supporting photography are distinct deliverables. Each should be identified in the approved commercial loss-site scope.
Matterport Digital Twin
A navigable record of the approved visible areas, subject to the defined access and hosting period.
TruePlan™ SKX File
An Xactimate-compatible sketch generated from a compatible Matterport model when separately ordered.
Affected-Area Capture
Focus the route on defined loss areas while preserving enough context for the approved workflow.
Remote Visual Review
Revisit visible rooms, openings, transitions and building context without relying only on disconnected photographs.
Optional Still Photography
Commercial documentation photographs can be coordinated when included in the assignment.
Hosting + Stakeholders
Model access, hosting period and authorized stakeholders should be stated in the approved project scope.
Convert a Matterport Model Into an Xactimate-Compatible As-Built Sketch.
TruePlan™ is a downloadable Matterport asset generated from a compatible Matterport model and delivered as an SKX file for use in Xactimate estimating workflows. It is designed to reduce manual sketching and support remote claims and restoration estimating.
A Turnkey As-Built Sketch Deliverable for Xactimate Users.
Matterport TruePlan is ordered from a processed Matterport model. Matterport generates an as-built Xactimate-compatible sketch that can be uploaded into Xactimate for use by authorized adjusters, estimators, restoration contractors and carriers.
TruePlan pricing starts at $400 Per Eligible Space.
Additional configuration options, project size, capture conditions, expedited or catastrophe-event conditions and other factors can affect the final billed amount. Pinnacle's total customer project price also includes the required field capture and project-specific production scope.
Review the Sample SKX.
This reference files can help restoration and claims teams understand the TruePlan deliverable before the loss-site capture is scoped.

Common Questions About TruePlan™ for Xactimate®.
Answers to the most common questions about the deliverable, timing, eligible project size and how TruePlan fits into an insurance or restoration workflow.
What does Matterport TruePlan provide?
TruePlan provides Xactimate-compatible SKX sketch files generated from a compatible Matterport model. The exact deliverable should be confirmed with the approved order.
Does TruePlan create the complete estimate?
No. It supports the sketching workflow. The authorized adjuster, estimator or restoration professional remains responsible for damage assessment, scope, line items, pricing and claim decisions.
Does Matterport capture replace site photographs?
Not necessarily. The digital twin provides spatial context, but the project may still require dedicated close-up photographs, moisture documentation, reports or other evidence outside the Matterport scope.
Can large commercial losses be captured?
Yes, when safe access and a defined capture plan are available. Large, multi-floor, multi-tenant or restricted sites may require multiple models, additional technicians or phased capture.
Can TruePlan be ordered from an older Matterport model?
Potentially, if the client has authorized access to a compatible model and it meets current TruePlan requirements. The model should be reviewed before a deliverable is promised.
How long does TruePlan take?
Matterport states that TruePlan orders under 25,000 sq. ft. typically take up to 48 hours. Larger files may require additional processing time, and catastrophe events can affect service levels. The expected delivery window should still be confirmed with the final order.
Who receives access to the model and SKX file?
Access is limited to the named client and approved stakeholders identified in the project scope. Carriers, adjusters, contractors, consultants and property ownership should be identified before delivery.
Can Pinnacle also provide BIM or floor-plan outputs from the same model?
Potentially, when compatible and separately scoped. BIM, MatterPak, E57, floor-plan and TruePlan deliverables are distinct outputs with separate requirements and fees.
What file format does Matterport TruePlan deliver?
Matterport TruePlan is delivered as an .SKX file designed for import into Xactimate.
What is the maximum Matterport Space size for TruePlan?
Matterport states that TruePlan is unavailable for Spaces over 125,000 sq. ft. (11,610 m²).
What does Matterport list as the TruePlan processing estimate?
Matterport lists an estimated US$200 TruePlan processing price as a guide. Additional configuration options can affect the final billed price, and this does not represent Pinnacle's complete capture or project price.
Give Us the Loss-Site Details Before the Technician Is Dispatched.
Send the address, property type, affected areas, accessible square footage, floors, safety restrictions, site contact, timeline, stakeholder list and required TruePlan output. Pinnacle will confirm the capture plan.
Matterport and TruePlan support documentation and sketch workflows. Pinnacle does not determine insurance coverage, causation, damage scope, estimate line items, pricing, depreciation, code requirements or claim settlement. The responsible adjuster, estimator, contractor and other professionals must review the site and deliverables. Matterport and TruePlan are Matterport trademarks; Xactimate is a Verisk product.
