General Service & Expertise
Do you specialize in vacation-rental photography?
Yes. Vacation-rental photography is planned differently from residential sale-listing photography because guests need to understand not only the rooms, but the sleeping arrangements, amenities, entertainment spaces, outdoor living and overall experience they are booking.
How do you make properties look inviting and luxurious for potential guests?
Pinnacle combines complete guest-focused coverage with professional composition, balanced interior/exterior exposure and Signature Editing. The goal is polished, bright, realistic media that helps a guest understand the quality of the stay without misrepresenting the property.
Have you worked with vacation rental platforms like Airbnb, Vrbo, and Booking.com?
Yes. Pinnacle produces vacation-rental media for owners and property managers marketing across Airbnb, Vrbo, Booking.com, direct-booking websites and other channels. Final platform upload requirements remain controlled by each booking site and can change.
Can you accommodate quick turnarounds to get my property listed ASAP?
Yes. Pinnacle offers appointments seven days a week with next-day availability often shown in the live booking calendar. Standard vacation-rental photography is delivered on the normal next-day workflow; specialized video, 3D or custom production can require additional processing.
Do you offer both interior and exterior photography for vacation rentals?
Yes. Vacation Rental Photography includes complete interior and exterior coverage, every bedroom and bathroom, sleeping configurations, creative details, outdoor living and on-property amenities that help guests understand the stay.
How do you showcase unique features like pools, patios, and beachfront access?
These features are treated as part of the guest experience, not as afterthoughts. Pools, spas, lanais, docks, grills, waterfront areas, patios and beach access can be shown through ground photography, GeoContext™ aerial media, video and twilight when appropriate.
Can you shoot lifestyle images to capture the experience of staying at the rental?
Lifestyle-focused coverage can be custom scoped when a project needs people, staged activities, food, branded props or a more editorial hospitality feel. Talent, releases, styling and additional production time should be established before the appointment.
Do you provide seasonal photography to highlight different times of the year?
Yes. Owners and managers can schedule updated media for renovations, holiday décor, seasonal amenities or major changes to the guest experience. Repeat appointments are priced according to the current service scope rather than an automatic legacy discount.
Can you work with property managers to schedule shoots during turnover times?
Yes. Vacation-rental appointments are often coordinated around cleaning, maintenance and guest turnover. The property should be completely clean, staged and accessible by the scheduled start time so the media team can work efficiently.
How do you ensure consistency in photos across multiple vacation rentals?
Pinnacle uses a standardized capture approach and Signature Editing so portfolios maintain a consistent level of brightness, color, vertical alignment and presentation while still allowing each property’s unique design and amenities to stand out.
Pricing & Packages
What are your pricing options for vacation rental photography?
Current pricing starts at $350 for Vacation Rental Photography, $525 for Complete Vacation Rental Media, $850 for Complete Vacation Rental Video and $1,100 for Luxury Vacation Rental for properties up to 2,500 sq. ft. Larger properties use size-based tiers through 15,000 sq. ft.; use the live Vacation Rental Media Pricing page for the current table.
Do you offer bundled services (e.g., photography + video + drone shots)?
Yes. Complete Vacation Rental Media adds GeoContext™ Aerial Photography, a LiveLayout™ 2D Floor Plan, Total Marketing Kit and property pages. Complete Vacation Rental Video adds the Cinematic Property Film, Vertical Social Media Reel, Smart Twilight™ images and amenity-focused video. Luxury adds GeoContext™ Aerial Video and Evening Signature™ Real Twilight.
Are there discounts for multiple properties or recurring shoots?
Portfolio, management-company and recurring-volume opportunities can be discussed with Client Services. Any special account pricing should be confirmed in writing for the expected volume and service mix rather than assumed from an older promotion.
Do you have different pricing tiers based on property size?
Yes. Vacation-rental packages are size-based because larger homes, more sleeping configurations, additional bathrooms, game rooms and expanded outdoor areas require more capture and editing. Current pricing extends through properties up to 15,000 sq. ft., with unusually complex projects subject to scope confirmation.
Is there an extra fee for twilight or night photography?
Yes. Evening Signature™ Real Twilight currently starts at $200 and includes one scheduled evening return with approximately 6–10 finished images. Smart Twilight™ is a day-to-twilight editing option at $25 each or three for $60.
What is the cost for drone or aerial photography?
GeoContext™ Aerial Photography is currently $150 as a vacation-rental add-on and includes up to 10 finished aerial photographs. It is already included in the Complete Vacation Rental Media, Video and Luxury packages.
Do you offer subscription-based plans for vacation rental managers?
A fixed public monthly subscription is not part of the current pricing structure. Property-management companies with recurring volume can contact Pinnacle about portfolio or account arrangements based on property count, markets and typical service mix.
Are virtual tours or 3D walkthroughs included in your packages?
3D tours are optional upgrades. Matterport Pro2 4K currently starts at $250 for the interior digital twin, OmniVision™ 3D starts at $450 for a Matterport Pro3-powered interior-plus-connected-exterior experience, and Zillow 3D Home® starts at $125 with size-based pricing.
Is post-production editing included in the price?
Yes. Pinnacle Signature Editing is included with Vacation Rental Photography. Standard editing covers professional color, exposure, window balance, verticals and presentation; advanced reconstruction or extensive client-directed changes can require additional retouching.
Do you charge a reshoot fee if a property is not photo-ready?
If a property will not be ready, contact Pinnacle before the appointment. When the media team arrives and cannot complete the assignment because the property is inaccessible, unclean or not prepared, a return visit or other fee can apply under the current Terms of Service.
Photo Quality & Editing
What type of cameras and lenses do you use for vacation rental photography?
Pinnacle uses professional full-frame camera systems, wide-angle lenses, stabilized video equipment, FAA-compliant drone systems and dedicated 3D cameras selected for the assignment. Specific camera bodies can change as equipment is updated.
How do you ensure bright and inviting images for online listings?
We use controlled camera placement, multi-exposure techniques when needed and professional post-production to create clean, welcoming images while retaining important window views, room depth and realistic color.
Do you provide color correction and light adjustments?
Yes. Color and exposure correction are part of Signature Editing. White balance is adjusted for the actual room and mixed lighting rather than applying one fixed Kelvin value to every property.
Can you remove minor imperfections or unwanted objects from photos?
Small distracting items may be removable when the surrounding scene can be reconstructed naturally. Large object removal, clutter removal, complex reconstruction or extensive client-requested changes can require advanced editing and additional fees.
How do you handle reflections in rooms with large windows or mirrors?
Camera position, exposure control and post-production are used to reduce distracting reflections while keeping mirrors, glass and windows natural. Some reflections are part of the real scene and cannot be removed without extensive reconstruction.
Do you provide virtual staging for empty or partially furnished rentals?
Yes. Pinnacle Virtual Staging currently costs $25 per qualifying image, or $20 each for five or more. It can add appropriate furniture and décor while preserving the underlying architecture and room perspective.
Can you edit photos to enhance ocean, mountain, or city views?
Yes. Pinnacle can refine haze, exposure, contrast and color so important views read clearly without turning them into unrealistic composites. The actual location and view should remain truthful to the property.
Do you retouch photos to make outdoor areas look vibrant and lush?
Outdoor photography receives professional color and tonal editing. Major landscaping replacement, creating missing grass or changing material conditions is a separate conceptual edit and should not be presented as a documentary photograph of the current property.
How do you make small spaces appear spacious without distorting reality?
We use appropriate wide-angle lenses, level camera placement and corrected verticals to show the room clearly without using extreme fisheye distortion. The goal is to communicate the space accurately while choosing the strongest composition.
Can you add branding elements like logos or property names to images?
Branding can be incorporated into property pages, marketing assets and custom graphics. Because many booking platforms restrict text or watermarks on primary listing images, logos are not automatically added to every delivered photograph.
Aerial & Drone Photography
Do you offer drone photography to showcase the surrounding area?
Yes. GeoContext™ Aerial Photography is specifically designed to show the property, lot, waterfront, access, neighborhood and nearby context in a way ground photography cannot.
Are your drone operators FAA-certified?
Pinnacle’s commercial drone operations are performed by an FAA Part 107 certificated remote pilot. Every flight remains subject to weather, airspace, property access and legal operating conditions.
Can you capture aerial shots of private beaches, resort amenities, or scenic views?
Yes when the locations are accessible and the flight is legal. On-property amenities can be included within the property coverage, while off-property or community amenity locations can require a separate amenity or travel scope.
Do you provide bird’s-eye-view shots of the entire property layout?
Yes. Top-down and elevated context views can help guests understand the lot, pool, dock, parking and building relationships. Property-line overlays can also be created when suitable parcel information is available; they are marketing graphics, not surveys.
Can you include location markers on aerial images to highlight key attractions?
Yes. GeoContext™ graphics can identify relevant beaches, marinas, downtown areas, attractions or access points when the selected aerial view supports a useful and accurate presentation.
Do you provide drone footage formatted for vacation rental websites and social media?
GeoContext™ Aerial Video provides a professionally edited horizontal aerial sequence, while the separately edited Vertical Social Media Reel is designed for 9:16 social platforms. The correct format depends on how the media will be used.
Can you do aerial photography for properties in no-fly zones?
Only when the flight is legally permitted. Controlled airspace may require FAA authorization, and temporary restrictions or site conditions can prevent an operation. Pinnacle does not guarantee a drone flight at a location where authorization or safe conditions are unavailable.
Do you offer before-and-after aerial shots for renovations?
Yes. Repeat aerial documentation can be planned using reference images and similar flight positions. Exact replication can be affected by airspace, vegetation, weather, construction changes and GPS positioning.
Can you capture sunrise or sunset aerial shots for premium listings?
Potentially. Twilight and low-light drone operations must still comply with FAA requirements, airspace authorization, visibility and safe operating conditions. These flights should be planned in advance rather than assumed.
Do you offer drone videography in addition to still photography?
Yes. GeoContext™ Aerial Video is currently $200 and highlights the property, lot, waterfront and surroundings. It is included in the current Luxury Vacation Rental package.
Cinematic Video & Virtual Tours
Do you provide full video walkthroughs for vacation rentals?
Yes. The Cinematic Property Film is a guest-focused horizontal film showing rooms, amenities, outdoor areas and the experience of staying at the property, with professional editing and licensed music.
Can you create short promotional videos for social media marketing?
Yes. The Vertical Social Media Reel is a separately edited 9:16 video, generally about 30–60 seconds, ready for Instagram, Facebook, TikTok and YouTube Shorts. It currently costs $150 when ordered separately.
Do you offer 360-degree virtual tours for remote booking convenience?
Yes. Matterport Pro2 4K provides an interior digital twin and dollhouse view. OmniVision™ 3D uses Matterport Pro3 to connect the interior with principal exterior spaces such as the pool deck, lanai, outdoor kitchen, immediate walkways and a nearby dock or qualifying detached structure.
Can you include voiceovers or text overlays to highlight amenities?
Custom voiceover, captions, amenity callouts or more complex branding can be scoped when a project needs them. The standard Cinematic Property Film is built around professional footage, editing and licensed music.
Do you offer slow-motion or time-lapse videos for dynamic visuals?
Specialized motion techniques can be considered for a custom production when they support the property story. They are not automatically included in the standard vacation-rental video package.
Can you film lifestyle content (e.g., guests enjoying the pool or patio)?
Yes, but people-based lifestyle production requires advance planning. Talent, releases, styling, timing and any additional crew or production requirements should be agreed before the shoot.
How do you ensure smooth transitions in video walkthroughs?
Pinnacle uses stabilized capture, intentional camera movement, consistent sequencing and professional editing so the viewer can understand how spaces relate without the video feeling shaky or disconnected.
Do you provide high-resolution video files for marketing campaigns?
Cinematic Property Films are produced as high-quality digital video suitable for websites and standard marketing channels. If an advertising campaign, display system or production partner requires a specific codec, resolution or master format, provide those specifications in advance.
Can you integrate video content into property websites and rental platforms?
Video can be used on direct-booking websites and supported marketing channels. Airbnb, Vrbo, Booking.com and other platforms control their own media types and embed rules, so Pinnacle does not promise that every platform will accept every video format.
Do you offer seasonal video shoots to highlight different guest experiences?
Yes. A new appointment can document holiday décor, seasonal amenities, renovations or a refreshed guest experience. Return appointments are priced according to the current production scope rather than an automatic legacy discount.
Turnaround Time & Delivery
What is your standard turnaround time for vacation rental photography?
Vacation Rental Photography follows Pinnacle’s standard next-day photography delivery workflow. Larger or specialized projects that include 3D, custom editing or other third-party processing can have additional production time.
Do you offer same-day or next-day delivery for urgent listings?
Next-day standard photography delivery is part of the normal workflow. Same-day or rush production depends on the service type, appointment time and editing capacity and should be confirmed before relying on it.
How do you deliver final images via cloud link, private gallery, or direct upload?
Completed vacation-rental media is delivered through Pinnacle’s online media system, where clients can download individual files or the full property set and access applicable property-marketing assets.
Can you provide multiple image sizes for different platforms (web, print, social)?
The media-delivery system provides practical download options for web and higher-resolution uses. If a direct-booking site, printer or advertising partner requires a specific pixel size or format, provide those requirements in advance.
Do you offer formatted videos for Instagram, Facebook, and YouTube?
Yes. The Vertical Social Media Reel is created in 9:16 format for short-form social channels, while the Cinematic Property Film and GeoContext™ Aerial Video are horizontal presentations better suited to websites, YouTube and direct-booking marketing.
How long do you store photos in case I need them later?
File availability depends on the media type and Pinnacle’s current delivery and archive policies. Clients should download and maintain their own archive of final photography and video. Matterport Pro2 and OmniVision™ include six months of hosting before optional extensions.
Do you offer reshoots if weather conditions are poor?
Weather can justify rescheduling exterior-dependent media when the conditions would materially compromise the assignment. Drone and twilight services are particularly weather-sensitive. Coordinate with Client Services rather than assuming every cloudy day requires a reshoot.
Can I download all images in one batch for easy access?
Yes. Pinnacle’s media-delivery system is designed to make it easy to download the completed property media, including batch/download-all options where supported.
Do you offer direct integration with Airbnb and VRBO listing platforms?
Pinnacle delivers files and property media for use across Airbnb, Vrbo, Booking.com and direct-booking channels, but a universal direct API upload into every host account is not part of the standard published service. Platform access and upload rules remain controlled by the booking site.
Do you provide a mobile-friendly portal for accessing photos?
Yes. Pinnacle’s online media delivery is accessible from modern mobile devices and makes it practical to review, download and share completed assets. Third-party tour platforms such as Matterport and Zillow also provide mobile-responsive viewers.
Exterior & Location Photography
How do you showcase outdoor features like pools, fire pits, and patios?
Pools, spas, lanais, outdoor kitchens, fire features, docks, grills and patios are treated as part of the guest experience. Vacation Rental Photography includes on-property amenity coverage, and video or twilight can add movement and evening atmosphere.
Do you provide twilight or night shots for a cozy and inviting look?
Yes. Evening Signature™ Real Twilight currently starts at $200 and captures the exterior, pool, outdoor living and principal nighttime guest-experience areas during one scheduled evening return. Smart Twilight™ is available from $25 per image.
Can you highlight property views (beach, mountains, cityscape, etc.)?
Yes. Interior compositions, balcony and patio photographs, GeoContext™ aerial media and professional post-production can all help communicate an important view while keeping the relationship to the actual property truthful.
How do you make rental properties stand out in competitive locations?
The strongest approach is to show what guests are actually choosing: every sleeping arrangement, clean bathrooms, usable kitchens, outdoor living, entertainment spaces, amenities, location context and any distinctive feature that changes the experience.
Can you include nearby attractions in the photography package?
On-property amenities are included in Vacation Rental Photography. Community or off-property amenities can be added separately because they require additional travel, access and production time.
Do you provide wide-angle shots of the property’s exterior?
Yes. Professional wide-angle lenses and corrected verticals are used where they help explain the property without creating exaggerated fisheye distortion.
Can you capture drone shots of the surrounding neighborhood?
Yes. GeoContext™ Aerial Photography can show the property in relation to the surrounding neighborhood, waterfront, beaches, marinas, roads and other useful location features.
How do you ensure great photos if weather conditions are poor?
Interior photography can often proceed even when exterior conditions are not ideal, and standard editing can improve qualifying skies. Drone, twilight or severe-weather conditions may require rescheduling when the media cannot be captured safely or credibly.
Can you highlight private access points (e.g., private beach or dock)?
Yes. A ground and aerial sequence can show how guests move from the property to the dock, beach, pool, parking or other important access point, provided the area is accessible and permitted to be photographed.
Do you offer special event or holiday-themed exterior photography?
Yes. A separate seasonal appointment can document holiday lighting, décor or a major event setup. The property should be completely staged before arrival and the assignment should be scoped around the specific seasonal media needed.
Privacy, Security & Compliance
How do you handle privacy concerns when photographing properties?
Owners and managers should remove sensitive personal information before the appointment whenever possible. Pinnacle can avoid or retouch certain identifying items when practical, but preparation before capture is the best privacy protection.
Can you blur or remove personal items from photos?
Yes, some items can be blurred or removed digitally. Extensive removal or reconstruction can require advanced retouching, and physically removing sensitive belongings before the shoot remains the most reliable approach.
Do you have liability insurance in case of accidents on the property?
Pinnacle maintains business insurance appropriate to its operations. If a property manager, HOA or owner requires a current certificate, specific limits or additional-insured wording, request current documentation rather than relying on a legacy webpage figure.
Are your drone operators insured for aerial photography?
Pinnacle’s aerial work is performed as professional commercial drone production. If a property or management company requires aviation-specific proof or a certificate of insurance, request the current documentation before the scheduled flight.
How do you ensure compliance with Airbnb and VRBO photo guidelines?
Pinnacle prepares professional listing media for use across major booking channels, but Airbnb, Vrbo and Booking.com control their own current file, content and upload requirements. Owners and managers remain responsible for platform-specific listing compliance.
Can you exclude nearby properties from images if requested?
Camera angle and framing can reduce unnecessary neighboring-property visibility. Digital removal or blurring may be possible in limited cases, but edits should not create a materially misleading impression of the rental’s setting.
Do you provide photo rights and licensing details for commercial use?
Yes. Vacation-rental media is licensed under Pinnacle’s applicable Vacation Rental Media License. The commissioning client may use the media for approved marketing of the property, but the license does not automatically transfer to another company, broker, owner or unrelated commercial entity.
How do you protect images from unauthorized use?
Pinnacle retains copyright ownership and maintains licensing records for delivered media. When unauthorized commercial use is identified, standard copyright-enforcement options can be used.
Can you accommodate NDA agreements for high-end rental properties?
Confidentiality requirements can be discussed before booking. If a project requires an NDA, restricted publishing, delayed portfolio use or special access procedures, those terms should be established before production.
What security measures do you take to protect digital assets?
Pinnacle uses online booking and media-delivery systems with account-based access. Specific vendor infrastructure and security configurations can change, so clients with formal security requirements should request current information before the project.
Technology & Innovation
Do you use AI-enhanced editing for maximum clarity?
Pinnacle may use modern automated or AI-assisted tools within a professional editing workflow for tasks such as sky replacement, object cleanup or noise reduction. Final media is reviewed as a finished property image rather than delivered as an unchecked generated result.
Can you create interactive floor plans for vacation rentals?
Yes. Zillow 3D Home® provides an interactive room-navigation and floor-plan experience, while LiveLayout™ 2D Floor Plans provide a clear labeled layout with approximate dimensions. They serve different purposes and can be used together.
Do you offer 3D property modeling for new listings?
Yes. Matterport Pro2 4K creates an interior digital twin with dollhouse view, and OmniVision™ 3D uses Matterport Pro3 to create a connected interior-plus-principal-exterior experience for amenity-rich rentals.
How do you integrate smart tech (e.g., QR codes) into virtual tours?
Matterport can support interactive tags and links when the project is configured for them. QR codes, guest-guide links and other custom integrations are not assumed in the standard tour and should be discussed before production.
Can you provide augmented reality (AR) property previews?
AR is not a standard published vacation-rental product. Matterport, OmniVision™ and Zillow 3D provide interactive spatial exploration; a specialized AR requirement should be treated as a custom project.
Do you offer AI-powered virtual staging?
Pinnacle offers professional Virtual Staging for qualifying images at $25 each, or $20 each for five or more. The production tools can evolve, but the final image is expected to preserve the property’s underlying architecture and perspective.
Can you generate animated GIFs or motion graphics for marketing?
Short-form motion graphics or campaign-specific derivatives can be custom scoped when needed, but they are not a standard inclusion in every vacation-rental package. The Vertical Social Media Reel is the primary published short-form video product.
How do you optimize images for mobile viewing?
Pinnacle’s delivery system provides practical web-ready files, and the major tour platforms use responsive viewers. The final rendering and compression on Airbnb, Vrbo, Booking.com or a direct-booking site is controlled by that platform or website.
Do you offer AI-generated video scripts for property promotions?
Script assistance can be incorporated when a custom production requires narration or on-camera content, but the standard Cinematic Property Film does not depend on an AI-generated script.
Can you create geotagged image galleries for map-based listings?
Geotagged EXIF galleries are not a standard published vacation-rental deliverable. If a direct-booking platform, mapping system or portfolio workflow requires GPS metadata, discuss the required format before the appointment.
Marketing & Competitive Advantage
What sets your vacation rental photography apart from competitors?
Pinnacle treats the property as a guest experience rather than a resale listing. Vacation Rental Photography includes complete interior/exterior coverage, sleeping arrangements, creative details and on-property amenities, with optional GeoContext™ aerials, floor plans, 3D, cinematic video, social video and twilight.
How do you ensure high conversion rates from listing photos?
No photographer can guarantee a conversion rate. Pinnacle focuses on complete, accurate and persuasive media that helps guests understand the property quickly; final conversion still depends on pricing, reviews, location, availability, listing copy, host performance and platform ranking.
Do you provide success stories or case studies from past clients?
Pinnacle can show portfolio examples and discuss how different media strategies are used. Any claim about booking lift, ADR or occupancy should be supported by property-specific before-and-after data rather than a generic percentage applied to every rental.
Have your images been featured on Airbnb Plus or VRBO Premier Host listings?
Pinnacle media is used by vacation-rental owners and managers across major booking platforms, but platform badges, host designations and special programs are controlled by Airbnb, Vrbo and other marketplaces and can change over time.
Can you create property brochures or marketing materials?
Yes. Complete Vacation Rental Media and higher packages include the Total Marketing Kit and branded/unbranded property pages. More specialized print collateral or campaign-specific design can be scoped separately.
How do you keep up with trends in vacation rental marketing?
Pinnacle continuously evaluates booking-platform presentation, social-video formats, 3D technology, aerial media, editing and guest-focused content so the service mix reflects how modern travelers research properties.
Do you offer consulting on how to optimize listings with better photography?
Pinnacle can help an owner or manager choose the right media scope and identify which spaces and amenities need stronger visual coverage. Full revenue-management, pricing or channel-management consulting is outside the standard photography service unless separately arranged.
How do you measure the impact of professional photography on bookings?
Use the analytics available from the booking platform or direct-booking site—views, click-throughs, inquiries, conversion, occupancy and ADR—while recognizing that media is only one variable. Pinnacle does not claim a universal dashboard that attributes every booking change directly to photography.
What common mistakes do vacation rental owners make with property photos?
Common mistakes include missing bedrooms or sleeping configurations, poorly made beds, clutter, dark bathrooms, overexposed windows, no amenity coverage, no location context, inconsistent image quality and treating the gallery like a residential sale listing instead of a guest experience.
What’s the #1 thing vacation rental agents should look for in a photographer?
Choose a provider who understands that a guest is booking an experience, not just square footage—someone who can show every important sleeping arrangement, amenity, exterior feature and location advantage consistently and deliver the media fast enough to keep the property marketing current.
Show the Property the Way a Guest Needs to Understand It.
Start with complete guest-focused photography, then add location context, layout, immersive 3D, cinematic video, social content or evening presentation where those media help explain the stay.
Pricing, package contents, platform requirements, hosting and policies can change. The live Vacation Rental Media Pricing page, Pinnacle Terms of Service and the applicable Vacation Rental Media License control the current scope. Drone media is subject to weather, airspace, access, FAA requirements and legal operating conditions.
