Matterport Sketch File FAQ
Common Questions About Matterport Sketch File™.
Client-focused answers about the FML deliverable, Cotality workflow, file limitations, editing and project-size requirements.
What is a Matterport Sketch File?
It is a loss-sketch generated from a Matterport model and delivered as a Floorplan Markup Language (.FML) file for use in Claims Estimate™ by Cotality.
What does FML stand for?
FML stands for Floorplan Markup Language. Matterport Sketch Files are delivered in this format for import into the Cotality ecosystem.
How large is the FML file?
Most Matterport Sketch Files are under 300 KB. Files for spaces larger than 10,000 sq. ft. may be larger, but Matterport states they are unlikely to exceed 1 MB.
What elements are included in the Sketch File?
The Sketch File can include property-layout dimensions, wall openings and ceiling heights based on the Matterport Property Layout. Matterport notes that some imported elements can require adjustment after the file is opened in Cotality.
Are windows, stairs and vaulted ceilings included?
Matterport currently lists windows, stairs and vaulted ceilings as unsupported elements in the Sketch File product.
Can the Sketch File be delivered directly into Claims Estimate™?
Yes. If the Matterport and Cotality accounts are properly integrated and the claim is matched, the completed sketch can appear directly in Claims Estimate™. The FML file can also be downloaded and uploaded manually.
Do I need a claim number to receive the file?
No. A claim number is only required when using the direct Cotality integration. Without the integration, the FML file can still be downloaded and manually uploaded into Claims Estimate™.
Can the Sketch File be edited after delivery?
Once delivered, the Matterport Sketch File cannot be changed in Matterport. Any necessary adjustments must be made in Cotality after import.
What happens if Cotality reports an import error?
Matterport notes that some wall openings or doors may not import exactly as shown in the Matterport Property Layout. The file can still import, and the affected elements can then be adjusted within Cotality.
What is the maximum supported Space size?
Matterport Sketch Files are available for models up to 25,000 sq. ft. / 2,323 m². Larger properties may require the project to be divided into smaller Matterport Spaces and a separate Sketch File ordered for each eligible Space.
Can a Sketch File be created from exterior scans only?
No. Matterport states that a Sketch File cannot currently be created from a facade or exterior-only Space.
Can an older Matterport model be used?
Potentially. Matterport states that Sketch File relies on Property Intelligence information included with models uploaded after December 20, 2023. Older models may need to be re-uploaded before the Sketch File can be created.
Can dimensions be changed after the FML file is imported?
Yes. Dimensions can be adjusted in Cotality after the FML file has been imported.
Is Matterport Sketch File the same as TruePlan?
No. Matterport Sketch File is designed for Claims Estimate™ by Cotality and is delivered as FML. TruePlan™ is designed for Xactimate® workflows and is delivered as SKX.
