Better Preparation Creates Better Media

The Photographer Should Arrive to a Property That Is Already Ready to Capture.

Our work is designed to deliver a consistent, high-end look across every property. Preparation helps protect that standard and keeps the appointment focused on creating the media you ordered.

24 Hours Before

Finish the Work That Needs Time to Settle.

Complete cleaning, repairs, landscaping, pool service and pressure washing early enough that the property is dry, orderly and ready by shoot day.

30-45 Minutes Before

Complete the Final Staging.

Secure pets, move vehicles, clear counters, confirm access, arrange furniture and make sure every requested area is ready before arrival.

Immediately Before Arrival

Do the Final Visual Walk.

Turn lights on, fans off, even the curtains, fluff the beds, clear the driveway and make sure the pool and outdoor living areas are presentation-ready.

The 60-Second Final Check

If These Eight Things Are Done, You Are Very Close to Camera-Ready.

Use this as the final walk-through immediately before the photographer arrives.

All lights ON
Ceiling fans OFF
Curtains EVEN
Beds made & pillows fluffed
No cords or clutter visible
Driveway empty
Pool clean & ready
Pets removed or secured
Interior Preparation

Make Every Room Camera-Ready.

The camera notices clutter, reflections, mismatched lighting and small distractions that are easy to overlook in person.

01 · Presentation

Declutter & Remove Personal Items

  • Remove daily clutter from all rooms and surfaces.
  • Hide personal or sensitive items, including family photos, collections, religious or political decor.
  • Put away garbage cans, paper towel rolls, stacks of mail, phone chargers and loose papers.
  • Remove pets - and children, if possible - along with toys, bowls, beds and litter boxes.
  • Keep countertops, nightstands, bathtubs and showers clear.
  • Hide cords, routers, modems and remotes whenever possible.
  • Turn OFF ceiling fans and air diffusers before the shoot.
02 · Condition

Clean & Tidy

  • Clean windows, mirrors and glass until streak-free.
  • Sweep, mop and vacuum all floors.
  • Clear countertops of food and small appliances; leave only intentional decor.
  • Dust vents, ceiling fans, baseboards and light fixtures.
  • Close toilet lids and hide toiletries and cleaning supplies.
  • Remove fingerprints from stainless steel and glossy surfaces.
  • Remove visible trash bins and hallway clutter.
03 · Accuracy

Complete Visible Repairs

  • Repair visible defects such as holes, chipped paint, cracked tiles and leaky faucets.
  • Replace missing outlet covers or switch plates.
  • Complete visible repairs before the shoot.
Important: We do not digitally remove damage when doing so would misrepresent the condition of the property.
04 · Lighting

Lighting & Windows

  • Open curtains and blinds evenly for natural light.
  • Replace burned-out bulbs with daylight bulbs (6,000K preferred).
  • Turn ON all lights in every room unless instructed otherwise.
  • Turn OFF TVs and monitors to prevent color casts.
  • Remove or adjust window screens if they noticeably block light.
Exterior + Twilight Preparation

The First Impression Starts Before the Front Door.

Exterior areas should look maintained, intentional and ready to photograph from both ground and aerial perspectives.

Exterior & Curb Appeal

Clear the Property Around the Home.

  • Move vehicles, bikes, scooters and toys off-site or down the street.
  • Mow grass, edge lawns, sweep leaves and hide hoses and tools.
  • Skim pool water and remove vacuums, hoses and floats.
  • Arrange patio furniture neatly; uncover grills and fire pits.
  • Open umbrellas if weather permits.
  • Add potted plants or flowers for curb appeal when appropriate.
  • Complete landscaping, pressure washing or pool service at least one day prior.
  • Hide trash bins the night before and remove pet waste.
Twilight Shoots

Have Every Light & Feature Ready Before Arrival.

  • Turn ON all interior and exterior lights.
  • Turn ON pool lights, string lights, fire pits and tiki torches.
  • Have everything ON and working 30 minutes before arrival.
  • Verify timers and pool lights are working and set to the preferred color.
Twilight timing is critical. Do not wait until the photographer arrives to locate switches, pool-light controls or fire-feature ignitions. Once the light window passes, it cannot be recreated during the same appointment.
Logistics & Communication

Make Access Easy and Eliminate Last-Minute Surprises.

  • Have the property fully ready 30-45 minutes before the appointment.
  • Provide gate codes, access instructions and parking details in advance.
  • Secure pets and alert us to hazards such as construction or wet floors.
  • Expect arrival time to vary slightly due to traffic or weather.
  • Cloudy-day exteriors may be rescheduled or enhanced with sky replacement as appropriate.
Special Property Types

Prepare the Property for the Way It Will Be Marketed.

Vacation rentals, hospitality spaces and commercial properties need additional preparation beyond a standard residential listing.

Vacation Rentals & Short-Term Rentals

Prepare It Like Guests Arrive in 5 Minutes.

  • Stage towels, bedding, coffee stations and welcome materials neatly.
  • Hide cleaning products, spare linens and supplies.
  • Make sure all appliances and surfaces are spotless.
  • Complete all guest-facing staging before arrival to maximize shoot efficiency.
Commercial & Hospitality

Protect the Brand Presentation.

  • Ensure signage, branding and exterior lighting are visible and working.
  • Remove cleaning carts, staff bins, delivery boxes and clutter.
  • Align chairs, tables, umbrellas and furniture evenly.
  • Clean all windows, mirrors and reflective surfaces.
  • Arrange decor, menus and table settings to match brand standards.
  • Ensure restrooms, lobbies, gyms and common areas are spotless.
  • Notify staff of shoot times and provide access to restricted areas in advance.

Property Preparation FAQ

Questions Before the Media Appointment.

How early should the property be ready?

The property should be fully prepared 30-45 minutes before the scheduled appointment so the final staging, access and lighting are already handled when the photographer arrives.

What happens if the property is not ready when the photographer arrives?

The shoot may need to be rescheduled or require a return visit, which may incur additional fees. Completing the preparation in advance helps keep the appointment focused on media creation.

Should all of the lights be turned on?

Yes, unless the photographer has provided different instructions. Replace burned-out bulbs before the appointment and turn on the interior lights before arrival.

What should I do with pets?

Secure or remove pets and remove visible pet bowls, beds, toys and litter boxes whenever possible. The final quick check should be completed before the photographer arrives.

Can visible property damage be digitally removed?

Not when doing so would misrepresent the actual condition of the property. Visible repairs should be completed before the shoot when they are expected to be absent from the marketing media.

What should be prepared differently for a twilight shoot?

All interior and exterior lights, pool lights, string lights, fire pits and other requested lighting features should be on and working 30 minutes before arrival. Twilight timing is limited, so controls and timers should be tested in advance.

What should a vacation rental look like before the shoot?

Prepare it as if guests will arrive in five minutes. Bedding, towels, coffee stations and welcome materials should be staged neatly, while cleaning supplies, spare linens and operational clutter should be hidden.

What access information should be sent before the appointment?

Provide gate codes, lockbox or entry instructions, parking details and access to any restricted areas that are part of the ordered media. Also alert Pinnacle to known hazards such as construction or wet floors.

This was my first time working with Pinnacle Media to capture my new listing, and I was very impressed! We had less than ideal weather throughout the entire week, but the photos still came out absolutely beautiful. They captured the home, tropical surroundings and Sanibel lifestyle so well. The team was professional, responsive and easy to work with. I will definitely use Pinnacle again and highly recommend them!
