General Service & Expertise
Do you specialize in commercial real estate photography?
Yes. Pinnacle has a dedicated commercial media structure for brokers, owners, developers, builders, architects, property managers, retailers, hospitality operators and other commercial stakeholders. The assignment is scoped around deliverables, access, timing and usage rather than using a residential workflow.
What experience do you have with large-scale commercial properties?
Pinnacle has captured commercial properties exceeding 200,000 sq. ft. and works with large industrial, logistics, self-storage, multifamily, shopping-center and multi-building assignments. Larger projects are defined around site access, production time, required media and stakeholder use before capture begins.
Have you worked with industrial, office, retail, and multifamily properties?
Yes. Commercial applications include industrial and logistics facilities, office and medical spaces, retail, restaurants, self-storage, multifamily, mixed-use, hospitality, construction and development projects.
Can you accommodate tight deadlines for listing or leasing requirements?
Yes, when the required scope and schedule are available. Standard commercial photography can often move quickly, but large campuses, video, twilight, Matterport, photogrammetry, renderings and technical deliverables should be scheduled around the actual production and processing requirements.
Do you provide photography services nationwide for portfolio-wide listings?
Pinnacle’s primary commercial production coverage is in Florida. Multi-market or portfolio assignments outside the normal service area can be reviewed as custom projects, but nationwide coverage should be confirmed for the specific locations rather than assumed.
How do you handle high-traffic properties where business operations are ongoing?
We plan around operating hours, customer flow, restricted zones and the intended imagery. Early-morning, evening or controlled access can reduce disruption, and after-hours or restricted-access fees may apply when the site requires special scheduling.
Can you coordinate with property managers or leasing agents for scheduling?
Yes. Commercial assignments can be coordinated with property managers, leasing teams, building engineers, security personnel, tenants and other authorized site contacts so access and production requirements are resolved before the appointment.
Do you provide a dedicated point of contact for commercial clients?
Commercial projects are coordinated through Pinnacle Client Services and the project scope. Larger or multi-stage assignments can be managed as a defined commercial project with clear contacts, deliverables and production milestones.
Can you capture aerial shots that show accessibility and key location features?
Yes. GeoContext™ Commercial Aerial Photography can show ingress and egress, parking, adjacent roads, nearby interchanges, waterfront, neighboring anchors and other location context when those features matter to the marketing story.
How do you showcase the unique selling points of commercial properties?
The media plan is built around the decision the viewer is trying to make. Photography, aerials, video, floor plans, 3D, twilight and overlays can be combined to explain scale, access, circulation, tenant spaces, amenities, architecture and location context.
Pricing & Payment
What are your pricing structures for commercial real estate photography?
Commercial photography is priced by finished image count and production scope. Current packages are Commercial Essentials at $250 for up to 10 photos, Commercial Select at $425 for up to 20, Commercial Showcase at $600 for up to 30 and Commercial Portfolio at $750 for up to 40.
Do you offer discounts for bulk properties or portfolio shoots?
Portfolio and multi-property assignments can be custom scoped. Instead of assuming a fixed legacy discount, Pinnacle reviews the number of properties, locations, deliverables, access requirements and intended licensing before providing a portfolio quote.
Are there additional fees for large-scale properties or multi-site projects?
Potentially. Additional buildings, tenant suites, locations, production time, restricted access and travel can add scope. Current published examples include $100 for an additional tenant suite, $150 for an additional building, $150 minimum for a separate nearby location and $150 per additional photography hour.
Can you provide a quote based on square footage or acreage?
Yes when the service requires it, but standard commercial photography is not priced by square footage alone. Matterport, photogrammetry, BIM and large technical projects can depend heavily on building area, acreage, model complexity and requested outputs.
Do you offer customized pricing for national commercial real estate firms?
Large portfolio and multi-market commercial relationships can be custom quoted. Any national or enterprise pricing, service-level agreement or billing structure should be established in writing for the actual project or account.
What payment methods do you accept, and do you offer invoicing?
Payment and invoicing are handled through Pinnacle’s booking and account systems. Approved commercial clients may have different billing arrangements, so the specific payment method and terms should be confirmed for the account.
Is there a retainer or subscription option for ongoing photography needs?
A public fixed commercial subscription is not part of the current published pricing. Recurring commercial clients can discuss portfolio or account arrangements with Client Services based on volume, locations and the service mix.
Do you charge extra for high-resolution aerial or drone photography?
Current commercial aerial photography is $200 as an add-on during the primary appointment and $325 as a standalone aerial assignment, with up to 10 finished aerial photographs included in the standard scope.
What is your policy for reshoots or revisions if needed?
Revision or return-visit needs are reviewed against the approved scope and the cause of the issue. Weather, access, site readiness and client-requested changes can affect whether the remedy is an edit, a reshoot or an added-scope visit.
Can you accommodate contract-based pricing for long-term partnerships?
Yes. Long-term commercial, brokerage, developer or portfolio relationships can be structured under a custom written agreement when the expected volume and service requirements justify it.
Photo Quality & Editing
What camera equipment and lenses do you use for commercial properties?
Pinnacle uses professional full-frame camera systems, wide-angle and detail-oriented lenses, stabilized video systems, FAA-compliant drones and dedicated 3D cameras. Specific equipment can change as technology is updated, so the service is defined by the finished deliverable rather than a fixed gear list.
How do you maintain natural color while making commercial spaces look polished?
Signature commercial editing balances exposure, white balance, materials, windows, reflections and exterior conditions without pushing the property into an artificial look. The goal is clarity and consistency across the full image set.
Can you adjust skies and reflections in post-production?
Yes. Standard editing can improve exposure, tone and qualifying skies, and reflections can be reduced when practical. Extensive reconstruction, major object removal or advanced compositing can require additional retouching.
Do you offer virtual staging for vacant office, retail, or commercial spaces?
Yes. Commercial Virtual Staging is currently $40 per qualifying image and can add furniture, fixtures or workspace presentation to suitable empty interiors while preserving the underlying architecture.
How do you prevent overexposure in bright exterior or glass-heavy properties?
Capture and editing techniques are selected to preserve building surfaces, glazing, signage and sky detail while keeping interiors readable. Multi-exposure blending can be used where the dynamic range requires it.
Can you remove unwanted objects, vehicles, or temporary clutter from images?
Some items can be removed, but the feasibility depends on how much of the scene must be reconstructed. Major removal, extensive parking-lot cleanup or edits that could misrepresent a material property condition may require advanced retouching or may not be appropriate.
How do you balance interior and exterior lighting in large commercial spaces?
We expose and blend for both interior and exterior information where needed, especially in lobbies, storefronts, offices and hospitality spaces with large glazing. Lighting is handled to keep rooms bright without losing important window context.
Can you highlight finishes, signage, fixtures, and branded features?
Yes. Commercial Detail Photography is available for finishes, signage, fixtures, architecture and branded elements. The current add-on is $150 for up to 10 additional detail photographs.
Do you use HDR or multi-exposure techniques for commercial photography?
Multi-exposure capture and professional blending are used when the scene requires additional dynamic range. The objective is a clean, natural commercial image rather than an exaggerated HDR appearance.
Can you improve landscaping and exterior presentation in editing?
Normal tonal and color refinement is part of commercial editing. Major landscaping reconstruction, replacement of missing materials or large conceptual changes should be handled as a separate visualization or advanced-editing request rather than ordinary documentary photography.
Aerial & Drone Photography
Can commercial aerial photography show highways, ports, airports, and surrounding infrastructure?
Yes when those features are relevant and practical to capture. GeoContext™ aerial media can explain transportation access, surrounding demand generators, waterfront, parking, site boundaries and broader location context.
Are your drone pilots FAA-licensed and insured?
Pinnacle’s commercial drone operations are performed by an FAA Part 107 certificated remote pilot. If a client, property owner or facility requires a current insurance certificate, request the current documentation before the flight.
Can you capture aerial footage that showcases highway access and parking?
Yes. Oblique and top-down views can show access points, parking fields, circulation, loading areas and the property’s relationship to major roads or interchanges.
Do you provide mapping or property-boundary overlays for commercial properties?
Yes. Current Property Boundary Overlays are $50–$100 on qualifying aerial photographs when accurate parcel information is supplied. These are marketing graphics and are not substitutes for a legal survey.
Can you take panoramic aerial shots of large commercial developments?
Panoramic and broader site-context aerial work can be custom scoped when it meaningfully improves the presentation. The standard aerial service focuses on a useful set of distinct finished views rather than generating redundant angles.
How do you handle drone photography in high-security or restricted areas?
The flight is planned around FAA airspace requirements, facility restrictions, security coordination, launch and recovery areas and safe operating conditions. Some sites may require advance authorization or may not permit the requested flight.
Do you provide drone footage formatted for presentations and marketing?
Yes. GeoContext™ Commercial Aerial Video is a professionally captured and edited horizontal aerial presentation. The current add-on price is $400, and a standalone aerial-video assignment is $500.
Can you include labels or annotations in aerial images to highlight key areas?
Yes. Property boundaries, access points, nearby roads and other approved marketing callouts can be added when the aerial image and source information support an accurate presentation.
Do you offer 360-degree aerial views for development projects?
Special panoramic or immersive aerial capture can be reviewed as a custom scope. For technical site documentation, Aerial Photogrammetry is the more appropriate service when orthomosaics, point clouds or 3D models are required.
How do you ensure high clarity and resolution for aerial shots?
Aerials are captured under appropriate light and weather conditions when possible and receive professional commercial editing for exposure, color, haze and sharpness while keeping the site presentation realistic.
Cinematic Video & Virtual Tours
Do you create professional video tours for commercial properties?
Yes. Current Commercial Video Production is $300 as an add-on and $450 standalone for a ground-based horizontal property video. Larger story-driven productions can be custom scoped.
Can you provide walkthrough videos that include key leasing details?
Yes. The video can be planned around suite layout, circulation, amenities, customer areas and other visual leasing points. Custom text, graphics or narration should be defined before editing so they can be scoped correctly.
Do you offer time-lapse video production for construction projects?
Long-duration construction time-lapse is not part of the standard published commercial video package. A multi-month monitoring or progress-capture requirement can be reviewed as a custom production.
Can you add narration or voiceovers to highlight property details?
Yes as a custom enhancement. Scriptwriting, narration, interviews, branded graphics or more editorial video production can be included when the required deliverables are established in advance.
Do you provide customizable video branding for commercial real estate firms?
Yes. Brand colors, logos, titles and campaign-specific graphics can be incorporated into qualifying custom video work. Unbranded versions may also be required depending on the final use.
Can you create property overview videos for investment presentations?
Yes. Commercial video can be structured as an executive property overview using ground and aerial footage. Financial metrics, offering data or investor claims should come from the client and be verified before they are placed on-screen.
Do you offer 3D virtual tours for office, retail, and industrial properties?
Yes. Commercial Matterport 3D currently starts at $300 for interiors up to 2,500 sq. ft. Larger, multi-floor, dense-layout, restricted-access or multi-model projects are scoped around interior size and complexity.
How do you ensure smooth motion in video walkthroughs?
Pinnacle uses stabilized camera systems, planned movement and professional editing so the viewer can understand circulation, scale and transitions without distracting shake or abrupt sequencing.
Can you capture tenant testimonials or property-management interviews on video?
Yes as a custom production. Interview setups, microphones, release requirements, scripting, additional crew and editing should be included in the project scope rather than assumed in the standard commercial video price.
Do you provide high-speed drone fly-through videos for large properties?
Specialized FPV or complex fly-through production is not part of the standard commercial aerial-video service. It can be reviewed as a custom concept when safety, airspace, insurance, operator capability and site conditions support the requested flight.
Turnaround Time & Delivery
What is your standard turnaround time for commercial photography?
Standard commercial photography is produced on Pinnacle’s normal fast-turnaround workflow, but commercial delivery can vary with image count, access complexity and the ordered services. Custom video, 3D, rendering, BIM or photogrammetry deliverables follow their own production timelines.
Do you offer expedited services for urgent property listings?
Accelerated work may be possible depending on the assignment and current production capacity. A rush deadline should be confirmed before booking rather than relying on an old fixed express-edit percentage.
How do you deliver final photos—cloud link, private gallery, or direct upload?
Completed media is delivered through Pinnacle’s online media system, where clients can review and download the approved files. Custom project delivery can also be coordinated around the format required by the client.
Can you provide multiple image sizes optimized for websites, presentations, and print?
Yes. Standard files support common digital use, and specific print or publication dimensions can be prepared when the technical requirement is supplied before final delivery.
How long do you store photos in case I need them later?
Retention depends on the media type and current platform policy. Clients should maintain their own archive of final commercial files, while Matterport hosting follows the separate hosting terms associated with the 3D project.
Do you offer rush services for properties going on the market quickly?
Potentially. The feasibility depends on image count, appointment time, media mix and editing capacity. Contact Client Services before making a hard launch commitment based on rush delivery.
Can you re-edit photos if needed after delivery?
Yes. Revision requests are reviewed against the approved scope and should identify the specific image and requested change. Advanced retouching, extensive rework or new client direction can require additional editing fees.
Do you provide access to an online portal to download images easily?
Yes. Pinnacle’s media platform gives clients online access to completed property media and related project assets.
Can you provide before-and-after photo comparisons for renovation projects?
Yes. Repeat-angle documentation can be planned when reference views are supplied before capture. Exact matching depends on access, construction changes and the ability to reproduce the original camera position.
Do you offer live updates on the progress of image editing and delivery?
Clients receive project communication and delivery notifications through the normal workflow. Larger technical or multi-stage assignments can include defined milestones when those are part of the approved project scope.
Exterior & Location Photography
How do you capture commercial properties in the best natural light?
Exterior timing is planned around facade orientation, weather, reflections and how the building should read in the final campaign. For some assets, daytime is enough; others benefit from genuine commercial twilight.
Do you provide nighttime or twilight photography for office buildings and commercial properties?
Yes. Commercial Twilight Photography is currently $300 as an add-on and $400 standalone, with one dedicated evening return and up to 10 finished images. Ground plus aerial twilight adds $200.
Can you emphasize foot traffic and customer engagement in retail locations?
Yes when customer-facing activity is part of the assignment and can be photographed appropriately. If identifiable people are intentionally featured, release and privacy considerations should be addressed before production.
How do you showcase parking availability and entry points?
Ground photography and aerial context can show parking fields, entrances, circulation, loading areas and access points. Property-boundary or access overlays can reinforce the presentation when accurate source information is supplied.
Do you capture nearby landmarks to emphasize location advantages?
Yes. Nearby Area Photography is currently $50 per location for ground photographs of nearby businesses, access points, landmarks or district features. GeoContext™ aerial media can also show location relationships.
Can you highlight major roads and accessibility features?
Yes. Aerial context can show arterial roads, interchanges, signalized intersections, access points and surrounding infrastructure where those elements are relevant to the property story.
Do you offer before-and-after photography for renovations?
Yes. Existing-condition and completed-condition photography can be coordinated using reference angles so a developer, owner or contractor can compare the project over time.
How do you handle weather-related challenges in exterior shots?
Weather is considered during planning, and qualifying skies can be improved through professional editing. Severe weather, unsafe drone conditions or conditions that materially compromise the assignment may require rescheduling.
Can you showcase signage and branding clearly in your images?
Yes. Signage, storefront identity and branded architectural features can be included in the commercial shot plan. Commercial Detail Photography can add more focused coverage when those elements are important.
Do you offer seasonal or event-based exterior photography?
Yes. Seasonal, event or updated-property photography can be booked as a new assignment. There is no automatic legacy retainer discount; recurring schedules can be custom quoted when the volume justifies it.
Privacy, Security & Compliance
Do you have experience working with high-security commercial properties?
Pinnacle can work within controlled-access commercial environments when the site requirements are provided in advance. Security escorts, restricted rooms, equipment rules and approved production windows should be coordinated before arrival.
Can you accommodate NDA requirements for confidential listings?
Yes. NDA and confidentiality requirements can be discussed before scheduling. If the client has a required agreement, it should be supplied early enough to review before production.
How do you ensure compliance with drone photography regulations?
Commercial drone operations are conducted under FAA Part 107 by a certificated remote pilot. Airspace authorization, site restrictions, weather and safe operating conditions are reviewed for the requested flight.
Can you blur or remove sensitive information from images?
Yes. License plates, confidential screens, names, restricted signage or other sensitive items can often be avoided during capture or addressed in post-production when requested.
Do you follow ADA compliance guidelines when capturing property features?
Pinnacle can photograph ramps, accessible entrances, elevators, restrooms and other accessibility features when they are part of the requested scope. Photography does not certify ADA compliance or replace an accessibility inspection.
Are you insured for liability when shooting at commercial locations?
Pinnacle maintains business insurance appropriate to its operations. Clients that require specific limits, additional-insured status or certificates should request current documentation before the assignment.
Can you provide documentation for safety compliance when working on-site?
Site-specific safety or credentialing requirements can be reviewed before the assignment. If a facility requires orientations, PPE, escorts, job-hazard paperwork or other documentation, those requirements should be included in the project intake.
How do you handle data security for commercial property images?
Commercial media is managed through Pinnacle’s booking, processing and delivery systems. Clients with formal cybersecurity, confidentiality or restricted-storage requirements should identify them before the project so the workflow can be evaluated.
Do you have backup systems to protect commercial media?
Pinnacle maintains production and delivery workflows designed to protect completed media, but clients should also maintain their own archive of final commercial files once delivered.
Can you provide copies of licensing agreements for property usage rights?
Yes. Commercial assignments use a defined license for the named client and approved commercial use. Additional stakeholders such as architects, designers, builders, tenants or brands may need separate or expanded licensing.
Technology & Innovation
Do you offer AI-assisted image editing for commercial media?
Modern automated and AI-assisted tools can be used within a professional editing workflow for tasks such as noise reduction, cleanup or sky replacement. Final media is reviewed for realism and commercial presentation.
Can you create augmented-reality experiences for property visualization?
AR is not a standard published commercial service. Matterport, Google Business 360°, renderings and other interactive or spatial products are the current established options; a specialized AR requirement should be scoped separately.
How do you integrate new technologies into commercial real estate marketing?
Pinnacle adds technology when it solves a real project need: Matterport for immersive documentation, GeoContext™ aerial media for location context, photogrammetry for site data, BIM/Revit for AEC workflows, Xactimate support for restoration and renderings for proposed conditions.
Do you provide 3D modeling services for new construction projects?
Yes. Commercial rendering services can visualize proposed interiors and exteriors, while Matterport-to-Revit/BIM and aerial photogrammetry support technical modeling and existing-condition workflows. The correct service depends on the intended output.
Can you generate interactive floor plans for office spaces?
LiveLayout™ Commercial Floor Plans start at $200 and provide marketing-ready 2D or presentation-oriented 3D layouts. If the client needs Revit, BIM or more technical modeled deliverables, that should be scoped separately.
Do you offer virtual staging for office and retail spaces?
Yes. Commercial Virtual Staging is currently $40 per qualifying image for empty commercial interiors where furniture, fixtures or workspace presentation would improve the marketing story.
How do you ensure consistent quality across different property types?
The project scope defines required views and deliverables, while centralized editing standards maintain consistency in color, exposure, verticals and presentation across office, retail, industrial, multifamily, hospitality and other asset classes.
Can you create high-resolution renderings for conceptual projects?
Yes. Commercial Interior & Exterior Renderings currently start at $200. Final pricing depends on source files, custom modeling, number of views, materials, complexity and revision scope.
Do you offer digital site plans or aerial mapping workflows?
Yes. Aerial Photogrammetry can be custom quoted for orthomosaics, point clouds, 3D models and related site documentation, with scope based on acreage, flight plan, RTK or ground-control requirements, outputs and processing.
Can you provide property heat maps for foot-traffic analysis?
Foot-traffic analytics and AI density mapping are not a standard published Pinnacle commercial deliverable. If a client needs occupancy analytics or behavior analysis, the data source, privacy requirements and required output should be reviewed as a custom project.
Industry Experience & Competitive Advantage
What sets your commercial real estate media apart from competitors?
Pinnacle combines marketing photography, aerials, video, Matterport, floor plans, Google Business 360°, photogrammetry, BIM/Revit, Xactimate workflows and renderings under one commercial project structure, so clients can coordinate both marketing and technical deliverables through one team.
How do you stay ahead of trends in commercial property marketing?
Pinnacle evaluates new camera, drone, 3D, spatial-capture and visualization technology against real commercial use cases rather than adding tools simply because they are new.
Do you have testimonials or case studies from commercial real estate clients?
Pinnacle can provide recent-work examples and client reviews. Performance claims such as faster lease-up, higher rents or doubled inquiries should only be used when supported by property-specific data rather than treated as a universal result.
Have your photos been featured in industry publications?
Commercial photography can be prepared for editorial, publication and award use when the technical and licensing requirements are known. Specific publication credits should be verified from Pinnacle’s current portfolio before being used in a proposal.
Do you work with major commercial real estate firms and developers?
Pinnacle works with brokers, owners, developers, builders, architects, property managers and operating businesses. Client names should only be used publicly when Pinnacle has permission and the relationship is current.
How do you ensure consistency across multiple property listings?
Portfolio work is planned around a defined capture standard, image count, editing treatment, naming and delivery structure so multiple properties can be presented as one coordinated body of media.
Do you collaborate with property management and leasing firms?
Yes. Commercial media can support leasing campaigns, operations, renovations, portfolio documentation and repeat capture. The intended use is established before production so the right deliverables and license are selected.
Can you provide analytics on photo and video engagement?
Some hosting and distribution platforms provide their own viewing metrics, but Pinnacle does not promise a universal commercial analytics dashboard for every deliverable. Engagement reporting should be tied to the platform actually used.
What impact can professional commercial media have on a transaction or lease-up?
Strong media can improve how clearly a property is understood and presented, but rent, sale price, inquiries and lease-up speed depend on many factors. Pinnacle does not guarantee a specific percentage lift from photography or video alone.
What is the biggest mistake commercial clients make when choosing a media company?
Choosing only on price can leave the project without the views, access planning, spatial data, licensing or technical outputs stakeholders actually need. The better approach is to define the decision, audience, deliverables and downstream use first, then select the production scope that supports them.
Bring Us the Project. We’ll Build the Capture Plan.
Send the property address, buildings or tenant spaces, intended use, required deliverables, access restrictions and timeline. Pinnacle can coordinate the right combination of marketing media, spatial capture and technical outputs through one commercial scope.
Pricing, service scope, platform features and policies can change. The live Commercial Media Pricing page, Pinnacle Terms of Service and the applicable commercial license control the current assignment. Drone services are subject to weather, airspace, access, FAA requirements and legal operating conditions. Technical deliverables are scoped around the requested workflow and are not automatically substitutes for surveys, engineering, code analysis or signed/sealed professional documents.
