Client Responsibilities

Property Readiness

The property should be completely camera-ready before the scheduled appointment.

• Complete cleaning before the appointment.
• Finish staging and furniture placement in advance.
• Complete landscaping, pool service and pressure washing beforehand.
• Remove vehicles and unnecessary exterior distractions.
• Make every requested area ready for photography.

A final visual walk-through approximately 30–45 minutes before arrival is recommended.

Property Access

The client is responsible for ensuring the photographer can enter the property and every area included in the order.

• Provide gate and community access codes.
• Provide lockbox, smart-lock or entry instructions.
• Confirm keys are available and functional.
• Provide parking instructions when needed.
• Coordinate access with tenants, occupants and property managers.

If the photographer arrives and cannot access the property, rescheduling and additional fees may be required.

Cleaning, Decluttering & Staging

The client, owner or onsite representative is responsible for presenting the property in the condition they want photographed.

• Remove clutter from counters, floors and visible surfaces.
• Make beds and arrange pillows.
• Arrange furniture before the appointment.
• Remove trash, toiletries and cleaning supplies.
• Clean kitchens, bathrooms, floors, mirrors and windows.
• Prepare patios, balconies, pools and outdoor living areas.

Photographers may make reasonable minor adjustments when practical, but are not responsible for cleaning or staging.

Lighting & Electrical Preparation

• Replace burned-out bulbs.
• Confirm interior and exterior lights operate.
• Open blinds and curtains evenly when appropriate.
• Turn ceiling fans off.
• Confirm pool and landscape lights operate for twilight appointments.
• Test fire features and specialty lighting before the appointment.

Twilight shooting windows are limited. Requested lighting and features should be fully operational before the photographer arrives.

Pets & Occupants

• Secure or remove pets from photography areas.
• Remove visible pet bowls, beds, toys and litter boxes when possible.
• Advise Pinnacle in advance of animals that could present a safety concern.
• Limit occupant movement through areas being captured.
• Coordinate tenant or guest access before the appointment.

Excessive occupant activity may delay photography, video and 3D capture.

Construction, Repairs & Maintenance

Visible construction, repairs, landscaping work, pool maintenance and contractor equipment can affect finished media.

• Complete visible repairs beforehand.
• Schedule landscaping and pool maintenance before shoot day.
• Remove tools, equipment and construction debris.
• Notify Pinnacle about active construction or safety hazards.

Pinnacle may decline digital alterations that would materially misrepresent the property's actual condition.

Weather & Outdoor Conditions

Outdoor photography and aerial services are affected by weather, lighting, wind and conditions outside Pinnacle's control.

Drone operations are additionally subject to FAA requirements, airspace restrictions and safe operating conditions.

Reshoots & Return Visits

If the property was not ready when photographed, a return visit may be required. Additional fees may apply when a reshoot results from:

• Cleaning or staging completed after the original appointment.
• Furniture or decor changes.
• Landscaping or pool improvements.
• Repairs completed afterward.
• Access problems during the original appointment.
• Conditions present when the original media was captured.

Changes made after photography generally require a new capture rather than alteration of the original media.
